In Detail

What Buying Actually Involves

Costs beyond the purchase figure

Budget for transfer and registration fees, agency commission, and any developer or community charges due at handover. On a mortgage add valuation and arrangement fees. None of these are hidden — but they are frequently left out of first calculations, so we set them out in writing before you commit to anything.

Buying as a non-resident

You do not need UAE residency to buy in designated freehold areas. Non-residents purchase regularly, and the process differs mainly in documentation and in mortgage availability, which is more limited and usually requires a larger deposit. Purchasing property may also open a residency route depending on the value and the current rules.

Ready or off-plan

Ready property generates income immediately and you inspect exactly what you are buying. Off-plan spreads payment across construction milestones, offers first choice of unit, and in Dubai is protected by escrow — but you carry delivery risk and earn nothing until handover. We will talk you through both against your real timeline rather than steering you.

Buying Property in the UAE: What to Know Before You Start

Buying in Dubai, Sharjah or Ajman is straightforward once you understand the sequence. These are the points that make the biggest difference to how well a purchase turns out.

Start with the purpose, not the property

An investor and an end-user should rarely buy the same unit. Investors need strong tenant demand, sensible service charges and easy resale; families need the right schools, space and community. Decide which you are — or whether the property must do both over time — before you start viewing.

If you are unsure which type of home suits you, read our comparison of villas, townhouses and apartments.

Budget for the full cost

On top of the price, budget for the Dubai Land Department transfer fee of 4% of the price, trustee and title deed charges, agency commission and — if you borrow — mortgage registration and valuation fees. Banks will not lend against these costs, so they must be paid in cash.

Get mortgage pre-approval before viewing seriously. It tells you exactly what you can spend and makes your offer more credible.

Ready, off-plan or land?

A ready home can be let or lived in immediately. An off-plan unit spreads payments across construction but produces no income until handover. A plot lets you build exactly what you want, with more checks and a longer timeline. Our guides to off-plan vs ready and buying land explain each route.

Checks we make on every purchase

Before a client commits, we confirm:

  • The freehold or ownership status of the building or plot
  • The current service charge and any planned major works
  • The developer's delivery record for off-plan projects
  • Comparable recent sales to support the offer price
  • Whether the property could support residency, including the Golden Visa
  • The realistic rent, if the property will be let
FAQ

Buying Property — Common Questions

What buyers ask us most often before starting.

Do I need to be a UAE resident to buy property?

No. Non-residents can buy in designated freehold areas across the emirates we cover, and many of our clients purchase before ever holding a UAE visa.

The process differs mainly in documentation and in mortgage availability, which is more restricted for non-residents and typically requires a larger deposit. Buying may also open a residency route depending on value and current rules.

What costs should I budget beyond the purchase figure?

Transfer and registration fees, agency commission, and any developer or community charges falling due at handover. With a mortgage, add valuation and arrangement fees.

We set all of this out in writing before you commit, because it is the part most commonly left out of a first calculation.

How long does buying take?

For a ready property with cash, a few weeks from agreed offer to transfer is realistic. With a mortgage, allow longer for valuation and approval.

Off-plan is different — you commit now and take handover on the developer's schedule, which may be a year or more away. We will give you a realistic timeline for your specific purchase rather than a generic one.

Can I get a mortgage in the UAE?

Yes, both residents and non-residents can obtain mortgages, though terms differ. Non-residents generally face a larger minimum deposit and a narrower choice of lenders.

We are not a mortgage broker, so we will not push a product — but we can point you toward lenders who work with buyers in your position.

Should I buy to live in or to let?

These are genuinely different purchases. An owner-occupier should weight layout, light, noise and commute. An investor should weight yield, tenant demand, turnover cost and service charge as a proportion of rent.

The property that suits one rarely suits the other equally well, which is why we ask which you are before showing you anything.

What if I am not ready to buy yet?

That is fine, and worth saying early. We would rather advise someone who buys in a year than push someone into a purchase this month.

Tell us your timeline and we will keep you informed on what is relevant without pestering you. The fastest route is a message on WhatsApp — it reaches a consultant directly rather than a queue.

Working With Us

How We Work With Buyers

One consultant, start to finish

The person who takes your first message is the person who shows you properties, negotiates on your behalf and sees the transfer through. No hand-offs, and no explaining your requirement three times to three people.

We will tell you when something is wrong

If a property does not suit your brief we will say so, even if it is the one we have available. Long-term relationships are worth more to this business than any single transaction.

Coverage across three emirates

Because the same consultants cover Dubai, Sharjah and Ajman, you get a genuine comparison rather than a pitch for wherever we happen to hold stock.
