Well-lit retail shop interior with merchandise displays — Mixed-use building with ground-floor retail units in Dubai

Shops & Retail Units

Street-facing shops, mall units and community retail — in the footfall your business actually needs.

What to Know Before You Commit

Retail lives or dies on footfall, visibility and neighbours. A slightly smaller unit on the right corner will out-earn a larger one tucked behind a column every time — so we start with who walks past, not with the floor plan.

  • Real footfall at the hours your business actually trades
  • Signage rights and what the building permits on the facade
  • Shell-and-core versus fitted — the fit-out gap can be substantial
  • Permitted activity, plus grease trap and extraction if you are food and beverage

In Detail

Footfall is the whole business case

Footfall is the whole business case

Retail rent is rent on passing trade, which makes the catchment far more important than unit size or finish. Who lives or works within a short walk, and when do they pass your door? A corner unit on a busy pedestrian route consistently out-earns a larger unit deeper into the same building.

Total occupancy cost, not headline rent

Shell-and-core units carry a fit-out cost that is routinely underestimated, and it can exceed a year of rent. Compare total occupancy cost across units rather than the headline figure, and factor in signage rights, permitted activity and any extraction or grease trap requirements before committing.

What Makes a Shop Unit Succeed

Two shops of the same size can perform completely differently. Retail value comes from who passes the door, how easily they can stop and whether the unit suits the business that wants to trade there.

Footfall and visibility

Watch the unit at different times of day. Is there steady foot traffic? Can drivers see it and park easily? Is the frontage wide enough for signage? Corner units and units facing the main entrance of a residential tower tend to perform best.

Mall, street or community retail

Mall units benefit from the mall's visitors and marketing, but come with higher service charges and strict operating rules. Street-facing shops beneath residential and mixed-use buildings serve the local community at lower running costs. Community retail centres in villa and townhouse areas serve residents who prefer not to drive.

Permitted use and fit-out

Not every unit can host every business. Food and beverage, for example, needs extraction, grease traps and specific approvals. Check the permitted use and the services provided before agreeing terms, and clarify who pays for fit-out and reinstatement.

Shops across the UAE

We work with retail units in Dubai, Sharjah and Ajman, for investors and for businesses looking for space. Our commercial property guide covers VAT, leases and yields.

  • Neighbourhood retail beneath residential towers
  • Mall and community centre units
  • Investment units with tenants in place
  • Units for owner-operators

Selling a retail unit

A shop with a long lease to an established tenant is usually easiest to sell, because investors can see the income they are buying. Prepare the tenancy contract, the payment history and details of the service charges. If the unit is vacant, owner-operators become the main buyers, and presentation and permitted use become the selling points.

Either way, pricing should be based on income or comparable transactions rather than on the price paid. Our selling guide explains the transfer process, which follows the same steps as for residential property.

If you plan to keep the unit and re-let it instead, a short refresh between tenants — repainting, servicing the AC and repairing the shopfront — usually shortens the vacant period and supports the rent you can achieve.

FAQ

Shops — Common Questions

What buyers and tenants ask us most often about shops across Dubai, Sharjah and Ajman.

How do I assess footfall properly?

Visit the unit yourself at several different times — morning, late afternoon and evening, on both a weekday and a weekend — and observe the hours your business would actually trade.

Brochure footfall figures rarely reflect a specific business's trading pattern. An hour of direct observation at your real trading time is worth more than any headline number.

What is the difference between shell-and-core and fitted?

Shell-and-core means bare structure: no flooring, no ceiling, no partitions, often no finished services. You build everything. Fitted means some or all of that already exists, sometimes from a previous tenant in a similar category.

The fit-out gap is substantial and routinely underestimated. Compare total occupancy cost including fit-out, not just headline rent.

What do I need for a food and beverage unit?

Beyond the usual permissions you will need confirmed extraction, a grease trap, adequate water and drainage, and a permitted activity that covers food preparation. Not every retail unit can accommodate these, and retrofitting them is expensive.

If you are opening F&B, we filter for units that are genuinely viable rather than showing you everything with a shopfront.

Community retail or mall retail for a first location?

For most first-time operators, community retail is more forgiving — lower occupancy cost, simpler fit-out requirements, and a local customer base that returns weekly.

Mall and podium units deliver higher footfall but also higher rent, stricter fit-out standards and trading-hour obligations. They reward proven concepts more reliably than new ones.

Do you handle retail leasing as well as sales?

Yes, both — and we advise on retail across all three emirates, where footfall patterns differ considerably.

The fastest route is a message on WhatsApp — it goes straight to a consultant rather than into a queue.

How long are retail leases?

Typically multi-year with agreed escalation, reflecting the fit-out investment a tenant makes. Shorter terms exist but usually at a higher rate.

If you are testing a concept, negotiate a break clause at the outset — it is far easier to agree upfront than to exit later.

Does signage come with the unit?

Not automatically. Signage rights are granted by the building or community and are sometimes limited in size, position or illumination, and may carry an additional charge.

For most retail businesses signage is the single cheapest source of visibility, so confirm exactly what you are permitted before signing.

Should I buy or lease a retail unit?

Leasing preserves capital and flexibility, which matters when you are testing a concept or a location. Buying removes rent escalation risk and gives you an asset, but ties up capital that many retail businesses need for stock and staff.

Most first locations lease. Owner-occupiers who have proven the model often buy the second or third.

What size retail unit do I need?

Less than most first-time operators assume. A smaller unit in the right position consistently outperforms a larger one in a weaker spot, and rent scales with area while footfall does not.

Work out your minimum workable layout, then prioritise position with the budget that leaves you.
