If we sell it or let it, we can manage it — residential and commercial alike.
A well-chosen tenant who stays three years is worth considerably more than a slightly higher rent that turns over annually. We screen properly, handle viewings and check-ins, and manage renewals ahead of expiry rather than scrambling at the last moment. Void periods are the largest avoidable cost in a rental portfolio.
Our contractor network is pre-approved on price and quality, so issues get resolved quickly and at sensible cost. Small problems reported early stay small — a dripping AC unit fixed this week is maintenance; ignored for three months it becomes a ceiling repair and an unhappy tenant.
Monthly statements showing rent collected and costs incurred, plus inspection reports with photographs. You should be able to see how your property is performing without asking, and know about problems before your tenant has to chase you about them.

A rental property earns its return through the details: the right tenant, a fair rent, quick repairs and paperwork that is always in order. Property management takes those details off your hands.
Vacant months are the most expensive part of owning a rental. We price homes against the live market, present them well and vet applicants properly — identity, employment and ability to pay. Then we work to keep good tenants, because every change of tenant costs agency fees, cleaning, repairs and lost rent.
In Dubai, tenancy contracts must be registered on Ejari, and rent increases and notices are governed by RERA's rental index and strict deadlines — 90 days' notice of any change at renewal, and 12 months' notarised notice to recover a property. Missing a date can mean another year on the old terms. We diary every deadline. Our landlord's guide explains the rules in full.
Heat, humidity and dust are hard on buildings. Air conditioning needs regular servicing, plumbing and water heaters need attention, and villas add pools and gardens. We coordinate trusted contractors, respond quickly to tenants and keep you informed with clear reports and costs.
If you live outside the UAE, own several units or hold a whole building, management turns a demanding task into a passive investment. We act as your representative on the ground, collect rent, handle renewals and tell you when it is time to refresh, re-let or sell.
Good management is visible. Owners receive confirmation of every rent payment, a record of maintenance carried out and its cost, copies of the tenancy contract and Ejari, and advance notice of renewals with our recommendation on rent within the rental index.
We also flag when something needs a decision: a major repair, a change in the market, or a moment when it may make sense to refurbish, re-let or sell. The aim is that owners always know how their property is performing without having to chase for information.
What landlords ask us most often before handing over the day-to-day.
We offer a range of packages rather than a single fixed product, because a landlord with one apartment and one with a whole building need different things.
Tell us what you own and where, and we will set out what each package covers and what it costs. No obligation attached to the conversation.
Yes. Your property manager is the point of contact for both you and the tenant, which means most issues are resolved before they escalate.
Where a matter does require formal process, we guide you through it rather than leaving you to handle it alone.
Monthly statements showing rent collected and any costs incurred, plus inspection reports with photographs. We update you through whichever channel you prefer.
You should not have to chase us to find out how your own property is performing.
Yes, absolutely. A good proportion of the properties we manage were bought elsewhere or inherited.
We will do an initial assessment of the property and its current tenancy position, then tell you what we would do differently — if anything.
Yes — retail units, warehouses and whole buildings, as well as residential.
Commercial tenancies run differently, with longer leases and different maintenance obligations, and we manage them accordingly. The fastest route is a message on WhatsApp — it reaches a consultant directly rather than a queue.
Maintenance calls, renewals, inspections and rent chasing consume more time than most landlords expect, and almost always at inconvenient moments.
Properties decline quietly when nobody is watching. Regular inspection catches problems while they are still cheap to fix.
Your property manager handles both you and your tenant, so nothing falls between two parties each assuming the other dealt with it.
