In Detail

What Tenants Need to Know

Ejari and tenancy registration

In Dubai, tenancy contracts are registered through Ejari, and registration is needed for utility connections, visa processes and school enrolments. The other emirates operate their own registration systems. We walk you through whichever applies rather than leaving you to work it out — it is routine for us and unfamiliar for most tenants.

How rent is usually paid

UAE rent is commonly paid by post-dated cheques covering the year, with fewer cheques generally meaning a lower headline rent. One to four cheques is typical, and more cheques may be negotiable in exchange for a slightly higher figure. Expect a refundable security deposit alongside, plus agency commission.

What to check before you sign

Confirm what is included — is chiller separate from rent, and who covers maintenance and what kind. Test the air conditioning, water pressure and any appliances during the viewing rather than after. Ask about parking allocation and visitor parking, and confirm the building's rules on pets if that matters to you.

Tenant's Guide

Renting in the UAE Without the Stress

The UAE rental market moves quickly, and good homes in popular communities rarely stay available for long. Knowing the process before you view is the best way to secure the right one.

Know your budget — all of it

Annual rent is only part of the cost. Budget for the security deposit, any agency fee, Ejari registration, utility deposits, cooling charges where the building uses district cooling, and the move itself. Rent is usually paid by post-dated cheques, and offering fewer cheques can sometimes help you agree a better rent.

Choose the community first

Your commute, your children's schools and your daily routine matter more than any single apartment. Many tenants who work in Dubai choose Sharjah or Ajman for more space at a lower rent — our comparison of the three emirates sets out the trade-offs, and our pages for apartments in Dubai, apartments in Sharjah and apartments in Ajman describe the main areas.

Understand your rights

In Dubai, tenancies are registered through Ejari, and rent increases at renewal are limited by RERA's rental index. A landlord must give written notice of any change at least 90 days before the contract ends, and can only end a tenancy on specific legal grounds with 12 months' notice. Our guide to renting in Dubai explains all of this in detail.

What we do for tenants

When you rent through us, a consultant will:

  • Shortlist homes that genuinely match your brief
  • Arrange viewings in person or by live video
  • Negotiate rent, cheques and start date on your behalf
  • Prepare the contract and handle Ejari registration
  • Help you connect utilities and settle in

Moving in smoothly

The weeks after signing are often the busiest. Book your removal company early, especially at month-end when demand peaks. Arrange internet installation before you arrive, because it can take time. Open your DEWA or local utility account as soon as the tenancy is registered.

On the day you move in, photograph every room and note any existing damage in writing. That record is your best protection when the deposit is returned at the end of the tenancy.

FAQ

Renting Property — Common Questions

What tenants ask us most often before committing.

How many cheques will I need?

One to four cheques covering the year is typical, and fewer cheques usually secures a lower headline rent. More cheques are sometimes negotiable in exchange for a slightly higher figure.

It varies by landlord, and it is one of the things genuinely worth negotiating — we will push on it for you.

What is Ejari and do I need it?

Ejari is Dubai's tenancy registration system. Registration is required for utility connections, visa processes and school enrolments, so in practice you will need it.

Other emirates run their own equivalent systems. We handle the process with you rather than leaving you to navigate it alone.

Is chiller included in the rent?

Sometimes, and it makes a substantial difference to your total cost. In buildings where chiller is billed separately, cooling can add a meaningful monthly amount, particularly through summer.

Always confirm this before comparing two properties on rent alone — a lower rent with separate chiller can end up costing more.

What deposit will I pay?

A refundable security deposit is standard, typically a percentage of annual rent, with a higher figure common for furnished properties. It is returned at the end of the tenancy subject to the property's condition.

Agency commission is separate and payable at the start of the tenancy.

Can I negotiate the rent?

Often, yes — particularly on cheque structure, inclusions, maintenance terms or a minor upgrade before move-in. How much room exists depends on the property, the season and how long it has been available.

We negotiate on your behalf as a matter of course rather than presenting the asking figure as final.

Do you handle commercial lettings?

Yes — retail units and warehouse space as well as residential property.

The fastest route is a message on WhatsApp — it reaches a consultant directly rather than a queue.

Can I leave before my tenancy ends?

Usually only under the terms of your contract, which may allow early exit with notice and a penalty. Terms vary considerably between landlords.

If there is any chance your plans will change, negotiate a break provision at the outset — it is far easier to agree upfront than to exit later.

Who pays for maintenance in a rental?

It depends on the contract. Commonly the landlord covers major and structural items while the tenant covers minor repairs below an agreed threshold.

Make sure the split is written into the contract rather than assumed — it is the most common source of disputes we see between landlords and tenants.

Working With Us

How We Work With Tenants

We shortlist rather than send lists

Tell us the area, the size and the move-in date, and we come back with options that actually fit — including communities you may not have considered.

Someone is there at the viewing

A consultant attends so the practical questions get answered on the spot rather than by email three days later.

Reachable after you move in

The relationship does not end at handover. If something goes wrong in the first weeks, you have a name and a number rather than a general inbox.
